Rents in San Diego have experienced a significant slowdown, with annual growth plummeting to just 0.5 percent, a stark contrast to the explosive 13 percent increase seen in 2022.
This drastic shift has left many landlords scrambling to find ways to attract new renters, leading to a rise in concession-driven deals that are making it an enticing time for renters to explore the San Diego market.
Much of the city's rental landscape was shaped by the frenzied market that dominated the early 2020s, where double-digit rent hikes were the norm and competition for properties was fierce.
However, the current slowdown has provided renters with the upper hand, as property owners and managers attempt to adjust to a new reality.
For prospective renters, this shift presents a rare opportunity to snag a great deal on a property, especially in areas like downtown San Diego and North Park, where concessions are becoming increasingly commonplace.
